The Platform's Role as an Intermediary
Eager Sky Co., Ltd acts solely as a technology platform to connect clients (“Guest”) with providers of property accommodation (“Property Managers”). We are not a real estate broker, agent, or landlord. We are not a party to the tenancy agreement or rental contract that is created between you and the Property Manager. Any agreement you enter into for a property is solely between you and the Property Manager.
Booking Process
a. Booking Request: Submitting a booking request is an offer to rent the selected property under the terms set by the Property Manager (including price, rental period, and house rules).
b. Booking Confirmation: A legally binding contract is formed only when the Property Manager confirms your booking request through the Platform and you receive a confirmation email. You are responsible for reviewing the confirmation details for accuracy.
c. Client (Guest) Verification: To confirm your eligibility, you authorize us to verify your student status with your educational institution or via the documents you provide (e.g., Guest’s ID, acceptance letter).
Initial and Partial Payments
Guests must pay the required initial deposit when requested.
Payments that meet or exceed the required minimum secure the booking.
If a guest pays less than the required amount, they have 24 hours to complete the payment.
Failure to do so will result in automatic release of the booking without guarantee of availability.
If the remaining balance is not paid within two (2) days after the semester check-in/opening dates, and no prior communication is received, the booking will be considered abandoned and released to other clients. Any partial payments will be refunded in accordance with the refund policy.

The Company reserves the right to initiate and enforce eviction procedures as reasonably necessary to ensure the safety, security, and a peaceful living environment for guests, property, or operations, or to comply with instructions provided by the guest.
All residents and guests are required to maintain peace, respect fellow occupants, and comply with all accommodation rules, policies, and regulations. Any conduct that disturbs other residents, violates the Company’s policies, or breaches applicable laws may result in disciplinary action, including immediate eviction from the premises.
In cases where eviction is required due to violation of rules, misconduct, or failure to comply with accommodation policies, the Company reserves the right to terminate the booking without refund. Where applicable and at the Company’s sole discretion, refunds may be processed in accordance with the applicable Refund Policy.
Fees and Payment
a. Fees: You agree to pay the total amount displayed at checkout, which includes:
Rent: The cost of the accommodation for the booking period.
Security Deposit: A refundable amount held to cover potential damages or breaches of the tenancy agreement, as per the Property Manager’s policy.
Service Fee: A non-refundable fee charged by Eager Sky Co., Ltd for the use of our platform and services.
b. Payment Authorization: You authorize us to charge your provided payment method for the total amount due. All payments are processed securely by our third-party payment partners.
Cancellations and Refunds
a. Cancellation by You: Your ability to cancel a booking and receive a refund is governed by the cancellation policy specified by the Property Manager for that specific property. This policy is clearly displayed before you confirm your booking. Our Service Fee is typically non-refundable.
NOTE:
If a guest fails to notify us of a cancellation before the official semester check-in date, the reservation will be considered a no-show. In such cases, the guest is fully responsible for the entire semester payment, which becomes non-refundable and must be paid in full. This policy ensures that reserved accommodation is properly managed and prevents loss of occupancy.
b. Cancellation by a Property Manager: If a Property Manager cancels a confirmed booking, we will notify you promptly and issue a full refund of all amounts paid, including the Service Fee. Our liability in this event is limited to processing this refund.
c. Security Deposit: The return of your security deposit is managed directly by the Property Manager according to the terms of your tenancy agreement and applicable law. Eager Sky Co., Ltd is not responsible for administering or returning security deposits, unless we explicitly state we are holding the deposit on the Property Manager’s behalf.
